We get it…Being a landlord isn’t easy.
So many landlords deal with it all. Repairs… Unruly tenants… Management…
While some landlords use a management company, the majority have a handful of properties or units and they handle it all themselves.
But when we talk to landlords, the most common thing we hear is…“I’m burnt out…” “I am dealing with this issue…”“My tenant just walked out on me…”“My tenant just stopped paying rent…”“The cost of repairs is ruining my profits…”
There are some landlords that love being in these shoes, but many come to us and are ready to close this chapter and move on.
The first thing we tell landlords that want to continue being landlords is that the next best option is to hire a property management company.
(Pros of Hiring a Property Manager)
1 - Experience with Taking Care of & Maintenance of the Property
Most Property Management companies have experience managing multiple properties at one time. If you hire wisely, they want you to continue being their client and are going to take care of and properly maintain and care for your tenants. It may stress you out to let these properties go into other hands but it will give you more flexibility as the landlord.
2 - Gives You More Freedom
We already touched on this, but the more work that is delegated outside of yourself gives you more freedom. If you love being a landlord and just owning the properties but do not want to be involved on a regular basis then hiring a manager is a great option.
3 - Responds to Maintenance Requests
Having a teammate or a property manager allows you to stop fulfilling maintenance requests yourself. They take all of that over for you. Everything from the tenant calling to actually making the repair. This will no longer be a responsibility for you!
4 - Helps to Fill Tenants & Retain Them
Turn over is pretty common with rental properties. Some tenants will stay long term but the average renter will stay in a property 2.5-3 years. Which means that another territory with owning rental properties is that you will need to find new tenants. This means that you have to show the property, possibly multiple times, and then draw up the paperwork yourself. Again, time consuming!

1 - Expense
Just like hiring a team member, or employee, a property manager will cost you money. If you are not wanting to spend the money then the workload will be in your hands. If you are looking to just buy properties and you don’t want the additional workload, then find a management company that fits in your budget. You can possibly even work a deal out if you own multiple properties that you want them to manage.
2 - Lack of Involvement
If you like to be involved with your properties and tenants on a regular basis this may not be a good option for you. Most managers take care of the communication, maintenance and upkeep with the properties for you. They don’t need you to be on top of them.
If you have read through these, and do not want to take the route of hiring a property management company, but are still feeling overwhelmed and burnt out… Then there is a last option for you. You can sell your properties to a local investor who would like to take on this role.
